Northdale Ends East Northamptonshire, UK
Northdale Ends is part of an urban expansion area on the edge of Raunds in East Northamptonshire.
We were engaged by Barwood Land & Estates to design the masterplan.
The site was split over 2 adjacent parcels separated by a waterway, which meant the development required major infrastructure improvements to realise the placemaking ambitions.
The location also required an extensive flood attenuation scheme.
The masterplan incorporated 310 new homes, with the focus on high-quality family housing.
This character analysis set out the house and street types for different areas. For example, one section was given a village feel with narrower roads, shared surfaces and 2-storey houses. The outer edge of the site was characterised as a larger highway, with verges, pavements and 3-storey units set back from the road.
Existing listed farm buildings were refurbished as community facilities and characterful mews houses. A 65-bed care home and commercial units added a vibrant mixed-used element. And we designed a central public space around the middle waterway, creating views for the units and a focal point for the community.
This development was built with a strategic framework based on a thorough analysis of opportunities and constraints. To foster a sense of place and integration with the surrounding community, the site was developed with distinct character zones.
