The Gresham Masterplan Regeneration scheme is a pivotal urban redevelopment project designed to transform the heart of Middlesbrough.
The masterplan details an exciting vision for the future of Gresham, including over 240 build to rent apartments, 460 student bedspaces and 210 hotel keys amongst extensive public realm works.

Spearheaded in collaboration with Middlesbrough Development Corporation (MDC), Buccleuch Property, and iMpeC, this £200 million proposal promises to reshape the towns landscape, creating a vibrant, sustainable community.



The site has existing frontage to Linthorpe Road directly opposite the university campus, with easy access to local parks, shops and services.
It presents an opportunity to plug into the wider green infrastructure network from what is otherwise a somewhat barren setting.
The site was previously occupied by back to back terraced housing dating back to the late 1800’s, the majority of which has now been demolished. Parts of the site have been used for surface level car parking. Linthorpe Road properties remain as do some of the properties along Borough Road and the Crown.

The site is situated a ten-minute walk from the town centre and is in close proximity to Teesside University to the east.
Key Design Drivers for the scheme are:
- Wider regeneration that reinstates the historic urban fabric of Gresham
- Green infrastructure forming a key east-west link between the site and the adjacent Teesside University.
- Mix of commercial, residential and PBSA promoting regeneration.
- Reference to the historic Jewel Streets
Following extensive urban design analysis, we developed proposals that create a key link, promoting east-west permeability, and green infrastructure. The link between the site and the adjacent Teesside University was a key design driver.


The centralized height affords a higher density of development whilst lessening the cumulative visual impact of the site, therefore creating a townscape that sits comfortably within the skyline of Middlesbrough.
The proposed development
Public consultations have been integral to this process, reflecting the dedication of the entire project team in developing a scheme that resonates with the community’s needs and Middlesbrough’s heritage.
The proposed development introduces 4 buildings to the site, ranging from 3 to 11 storeys to include public realm space, Build to Rent (244 units), Purpose Built Student Accommodation (260 units) and a hotel (210 keys), recently announced to be a Fairfield by Marriot Hotel.

The elevational design has been carefully considered to reflect the historic street names of the terraces that once stood on the site.
Also known as the ‘Jewel Streets’, each street was named after a ‘gemstone’ and this has inspired the tones of the proposed materials across the site, both architecturally and through the landscape proposals.
The development aligns with the Tees Valley Combined Authority’s objectives to foster economic growth and environmental enhancement.



The proposals will regenerate the Gresham area, assist in attracting private sector investment and secure additional jobs, accessible to the people of the Tees Valley, therefore transforming the environment of the Corporation area, providing good quality commercial, leisure and housing facilities for the benefit of the people of Middlesbrough
