Fosse Park West is a 12.5-acre project on the site of the former Everard’s Brewery. The site adjoins Fosse Shopping Park, one of the most successful out-of-town destinations in the UK and together with the new Food Central redevelopment of the former food court is expected to attract over 10 million visitors per year.
Corstorphine & Wright were tasked by The Crown Estate with designing and delivering this 150,000 sq. ft retail destination which is based around a retail terrace. The terrace itself has a 12m structural grid which offers far greater flexibility in unit size than the norm, and is anchored at each end by a 90,000 sq. ft major retailer.
The terrace features impressive double-height structural glass shopfronts giving the maximum uninterrupted view in and out by having no framing or other support below 2.7m height. Sculptural timber feature columns support a walkway canopy for a comfortable shopping experience, whatever the weather.
The Next flagship store is the UK’s third largest and just over 2 miles from Next’s head office. The design is based on their combined home and fashion concept, using natural limestone as the external cladding. The use of extensive glazing and roof lights ensure that daylight is visible from any point in the store.
Two timber-clad elliptical restaurant pods in the car park are complemented by extensive feature landscaping, integrated seating and public art and sculptures. Fosse Park West is not just a shopping destination but a public space that encourages the community to meet, socialise and spend time together. Children’s play areas offer families a chance to burn off some energy and take a break from a day of retail therapy. Innovative green walls and careful planting link to the surrounding Soar Valley landscape.
The Crown Estate set very high project requirements for sustainability and wellbeing. In addition to 172 cycle spaces, electrical vehicle charging points and 500 photovoltaic panels to power the external lighting; welfare of the construction staff was given high priority with innovative initiatives to make the development of the project an inclusive and considerate workplace.
