Formerly known as City Gate, this 175,000 sq.ft 1970’s office complex comprises two parts, East and West, linked by an M&E plant bridge over a city centre main road.
The feasibility stage included an appraisal of a wide variety of refurbishment and enhancement options for the full building, limited by the need to be deliverable around a 90% let live building. Phase 1 includes the main office amenities including a public café and the remodelled reception area.
By refurbishing and not building from new, we reduced the use of raw materials and embodied carbon without compromising on quality.
The existing cramped reception area was opened-up by replacing the bulky staircase with a sleek cantilevered design, removing the desk in favour of a podium base and management office, and pushing the glazing out to the building line. By using automatic sliding doors and vertical air-curtain columns the arrival experience was improved.
The café space was formerly a dingy pub with an apartment on the upper floor. The space was taken back to frame with new glazed façade, apartment floor removed to increase the height, and huge new openings in the concrete wall to link with reception.
The tight floor to ceiling heights in the mezzanine area required creative design and close coordination alongside the structural and ventilation design.
The knocking through of the reception to the café was complicated especially by the need to maintain 120 minutes of fire separation.
This was achieved by a combination of a glass smoke reservoir and a fire curtain to keep the open feel.
The refurbished office suites are now attracting strong interest and some of the highest per sq.ft rates in the city.
