Duchy of Cornwall’s high street development, ‘Market Street’, at Nansledan approved

We are delighted that working in conjunction with CCD Properties, the Corstorphine & Wright designed High Street at the centre of the Duchy’s Nansledan development received formal approval from the Duchy of Cornwall and will be going out to tender later this summer.

This transformative project will provide an exciting new shopping, working and lifestyle destination for North Cornwall, enhancing the local community and creating significant employment opportunities, with its vibrant mix of retail, food and beverage (F&B), offices, leisure and community spaces.

Nansledan is a vibrant extension to the coastal town of Newquay in Cornwall, designed to integrate sustainable living and modern conveniences while preserving local character and heritage. Market Street is strategically positioned at the centre of Nansledan, on the east side of Newquay and within easy reach of the popular North Cornwall coastline.

The High Street will be accessed immediately off the upcoming Newquay Strategic Route (due to open in early 2025, with estimated traffic numbers of 15,000+ per day), providing easy transport connections for local residents and the many tourists that visit this beautiful part of Cornwall throughout the year.

From Market Street, residents and visitors will be able to access a newly created leisure and nature trail through an adjoining wetland area, which will include children’s play and other amenities including:

  • A new food store
  • A food hall/market hall showcasing Cornwall’s finest producers
  • A sheltered, but vibrant courtyard, with outdoor dining and a planned calendar of annual events
  • A rich diversity of further food and drink venues
  • Offices, including co-working hub
  • Leisure spaces

The design ensures a viable retail loop for future phases and embraces a farmyard concept courtyard to protect from strong coastal winds. The architectural style is inspired by local rural barns and farmsteads, while the main road frontages follow a traditional design, all in line with the Nansledan Design Manual.

The Market Street Town Centre Development is dedicated to sustainability, adopting a fabric-first approach and targeting an EPC rating of A for the building envelope. Key sustainability features include:

  • Locally sourced materials where possible
  • Integration of photovoltaic panels (PVs) and a communal battery, as part of the renewable energy strategy
  • Installation of super-fast EV charging points in the first phase

Market Street represents a significant investment by the Duchy in Nansledan’s future, enhancing the local economy and providing a dynamic new hub for residents and visitors alike.

Construction is set to commence at the start of 2025.
