Power Park Nottingham
Power Park is a £35m redevelopment of the 48-acre site of the former Imperial Tobacco factory in Thane Road, Nottingham, to create 425,000sq.ft of new build industrial / warehouse units.
This is a former public landfill site that has required significant remediation, and sophisticated ground improvement and substructure solutions in preparation for the new development.
Completed in 2023, the new scheme provides five detached buildings ranging in size between 50,000 sq.ft and 150,000 sq.ft, each with separate service yards and car parking, served from a newly constructed estate road. Each unit is provided with integral fully fitted out 2-storey office and amenity accommodation.
One of the primary objectives during construction was to reuse and recycle as many of the materials as possible from the demolition. Steel salvaged from the frame of the building will be recycled, and the crushed concrete has been retained on site to be used as new building bases, yards and roads, all of which will result in 98% of materials being recycled through the scheme. This in turn has helped the project achieve a BREEAM very good rating.
Although built as a speculative development, the majority of the space has now been pre-let for manufacturing and logistics use.
